What We Check Before You Sign

Many property purchases in Spain run into problems not because of the price or the property itself, but because of issues that were never checked. Before any contract is signed, we verify: the title deed and ownership history (Registro de la Propiedad), any outstanding debts or mortgages attached to the property, planning status and any illegal constructions, community charges and IBI (council tax) arrears, and the legal validity of the arras contract.

We represent you at every stage — including the notary signing — and ensure you understand every clause before you commit. Our clients include first-time buyers in Spain, investors acquiring multiple properties, and expats purchasing their main residence.

If you do not yet have a NIE, we coordinate obtaining it alongside the purchase so the transaction stays on schedule.
